Transport
The A55 gives easy access from Mancot to Chester , Chester and Liverpool, and there is a train station at Hawarden, around a mile from the development, with services to Chester and the National Rail Network. The Chester Business Park is readily accessible by car, and the A55 North Wales Expressway is short distance from the village providing a link with the Motorway Network and access to the North Wales Coast.

Whilst the historic Chester city centre is only 5 miles away, the village amenities include a Posy Office, Village Hall, park &playing fields, bowling green, library, newsagent, vets clinic and a public house. Hawarden Row is well situated for access to the various commercial and industrial centres of the region including Ellsmere Port, Wrexham and Deeside and also nearby Broughton Retail Park with is tesco Superstore and various high street shopping outlets. In addition, there is and Asda Superstore at Quensferry.

Education
The Development is in the highly sought after catchment area for Hawarden High School which has achieved 100% pass at GSCE level in 2008, 74% of the year group achieved at least 5 'Higher Passes' grades A* - C. Sandycroft Primary School is within walking distance.

Healthcare
The nearby Health Centre in Hawarden is staffed by four doctors offering a comprehensive GP service, and there are several other medical practices, a dental surgery and pharmacy all within easy reach.

The area around Mancot has easy access to an exceptional choice of activities. The river Dee offers excellent opportunities for sailing and canoeing. The spectacular scenery of the Halkyn Mountain offer a superb resource for the walker or climber. Two minutes away is Hawarden Golf Club, a 247 acres of awe-inspiring parkland situated in the historic town of Northop, 5 minutes from Mancot off the A55. The golf course is the work of former Ryder Cup player and renowned golf coach John Jacobs. The park is renowned for its fantastic views, beautiful Georgian club house and first class facilities that have hosted a number of top events and regional competitions and the first European Challenge Tour event to be held in Wales.

Chester Heritage Centre presents both permanent and changing exhibitions that give a good introduction to the Anglo-Viking history of the area, and there are many fine old buildings in the City, including Chester Cathedral. Nearby Chester also provides an assortment of more modern entertainments, such as clubs and discos, a multi-screen cinema, 10 pin bowling. And not forgetting the famous Chester Racecourse with its all year round events.
